What counts as a zone?
A zone is an independently-controlled heating area — anywhere with its own thermostat. A studio flat is usually one zone; a large house might have four or five (for example, upstairs, downstairs, and a separate annexe). Your tier follows the number of zones, so you only pay for what your property actually needs.
