Meet Alfred

Meet Alfred. It runs your heating so you never have to.

Alfred is the first product on the AirAutomate platform. It's a calendar-driven climate controller that gets each property comfortable for arrival, eases back in every gap, and gets smarter with every stay. Climate is its first capability. There is more to come.

How Alfred Works

Engineered to be left alone.

Alfred is built so you never have to think about it. Everything below is shipped behaviour, running on every Alfred today.

Comfortable for every arrival.

The whole cycle runs from your booking calendar: ready for check-in, held through the stay, settled back to the eco floor between guests. Nothing to program, nothing to remember.

PreparingOptimisingSettlingAwaitingand again, a little sharper

An empty property never runs at comfort. A booked one is never caught cold.

Gets smarter with every stay.

How long your property takes to reach comfort isn’t a setting. It’s measured, stay after stay: how the building responds, in what weather, from which starting point. The head start before every arrival comes from evidence, never a guess.

Learned per property. Refined continuously. No two Alfreds run the same numbers.

Reports in, day and night.

Your dashboard shows what each property is actually doing. What you see is what's happening.

Watches the weather.

Start times follow the forecast that's coming, not a fixed schedule.

Rotates its own keys.

Security keys refresh automatically. Nothing for you to manage.

Occupancy sensing

Knows when guests step out.

Comfort shouldn't keep running for an empty room. When guests head out mid-stay, Alfred senses the quiet and eases the heating back, then has the property comfortable again by the time they return. Comfort for the people there, nothing spent on the ones who aren't.

Motion only. Nothing to wear, nothing watching, nothing to think about.

The obvious question

So why not just buy a smart thermostat?

Because every one of them is built for a household that lives there. They work out whether to heat by looking at the owner’s phone. And in a let, the owner is never home and the guest is never on the account. No amount of learning or geofencing fixes that. Alfred is a thermostat built for lets from the start.

Heats to check-in, straight from your booking calendar

Alfred: Built in. Connect the calendar and it runs.

Other smart thermostats: None of them reads a booking calendar. You're left rigging up a schedule, or a chain of third-party services, and re-doing it every time the bookings move.

Knows a guest is in, without an app or an account

Alfred: Alfred knows a guest is in because the booking says so, not because someone's phone is nearby.

Other smart thermostats: They decide whether anyone's home by looking at the owner's phone, and the owner is never there. Hive's geolocation doesn't even change the heating; it just sends you an alert.

Tells a cleaner apart from a guest

Alfred: Turn it up in an empty property and it's a timed nudge. A checked-in guest simply keeps control.

Other smart thermostats: A thermostat that doesn't know who's in the building can't make that distinction, so every override is the same override.

Learns the building, not the household

Alfred: Learns how this property heats, and sharpens with every stay.

Other smart thermostats: Nest and tado° learn the routine of a family that lives there, and yours changes every week. The rest don't learn anything at all.

Your whole book on one screen

Alfred: Every property side by side, with what each one saved.

Other smart thermostats: They're built for the home you live in. Where several properties are supported at all, it's one home on screen at a time behind an account switcher, capped, with nothing to compare.

Managing for other owners, kept separate

Alfred: Their properties, their reporting, kept apart from your own.

Other smart thermostats: No consumer thermostat has any concept of it.

Priced to fit out a portfolio

Alfred: £49 per heating zone.

Other smart thermostats: £119 to £195 per property before you fit a second zone, and Nest is no longer sold in the UK at all.

Compared against Nest, Hive, tado°, Drayton Wiser, Netatmo as sold in the UK, on the things that decide whether a heating system works for a short-term let. Prices and capabilities checked July 2026against each manufacturer’s own published information; they change theirs without telling us.

In your dashboard

On the wall, it's just a thermostat. This is the dashboard behind it.

It's the same dashboard whether you own one place, manage for other owners, or do both. Nothing's paywalled. It just shows more as you grow. Own a property and you get your portfolio. Manage for owners and you get their book, kept separate from your own.

Sample data throughout. This is the live product, not a redraw.

Nobody has to drive it

Bookings drive it. No app to check, no schedule to keep up to date. Reading your booking calendar does the heavy lifting.

An override that knows to step back

Turn it up while a property sits empty and it's a timed nudge. It holds that for a set window, then automation quietly resumes. A guest who's checked in just keeps full control.

The Payoff

Every gap you stop heating is money kept.

A typical gap between bookings burns four to six hours of heating into an empty room. Across a portfolio, across a season, that adds up fast. Alfred closes that gap automatically, every time, and you can see exactly what it's worth for your properties.

Getting Started

Three steps. Done once.

Setting Alfred up takes less than an hour. After that, you don't touch it. Alfred takes over.

01

Assess your properties

Choose how many heating zones each property has. A studio flat typically needs one; a larger house might need three or four. Not sure? We help you work it out before you order.

02

Install Alfred

Alfred replaces your existing thermostat, wired or wireless. Power it up and it broadcasts its own WiFi network: join that from your phone, enter your WiFi details and your AirAutomate Reference, and it's online. No app to download, no pairing. Most operators fit it themselves; install timing and guides are covered below.

03

Connect your calendar

During setup, Alfred links to your booking calendar: Airbnb, Booking.com, Hostaway, Vrbo, Guesty and more, by iCal feed or a direct connection. We add new providers regularly. The connection is read-only, so Alfred never changes your bookings. It just knows when guests arrive and leave.

Built to be trusted

The boring questions, answered upfront.

Before you hand your heating to Alfred, here's what it works with, how it's fitted, and how easy it is to live with day to day.

  • Compatibility

Works with the heating you already have.

Gas and oil boilers, electric heating, and heat pumps, wired or wireless, all in one controller. If your current system has a thermostat, Alfred can replace it.

  • Installation

Fitted in about fifteen minutes per zone.

Most operators install Alfred themselves with the step-by-step instructions and video guides. Prefer not to? Any qualified electrician can fit it in minutes.

  • Safety

Frost protection is never switched off.

Whatever Alfred is doing, a property is never left to freeze. Frost protection runs underneath everything. It's the floor, not a feature you have to remember to switch on.

  • Manual override

Cleaners and managers can always step in.

If someone arrives at an empty property early and it's cold, they turn it up on the thermostat as normal. Alfred treats it as a timed nudge, warming for a set window before automation quietly resumes. A guest who's checked in simply keeps full control. No extra interface, no login.

  • Updates

Updates itself. Never during a stay.

Alfred updates itself, and only when the property is empty. Every update is verified before it runs. If one fails, Alfred restores the version that worked. Guests never see one.

  • Security

Locked down without you thinking about it.

Every message between Alfred and our servers is signed, so another device can't impersonate yours. Anything sensitive on the unit is encrypted. Nothing for you to set up or maintain.

  • Warranty

Covered for a year. Replacements are free.

Every Alfred is covered for 12 months from the day it comes online. If one develops a fault, report it from your dashboard and we ship a replacement at no charge, no phone queue, no argument.

  • No lock-in

    Month-to-month. The hardware is yours.

No minimum contract, and 30 days to change your mind about the hardware. If Alfred doesn't save you money, cancel anytime and keep it. We earn your business every month.

  • Support

Real people, based in the UK.

Setup help before you order, hands-on guidance through install, and a team that answers when something needs a human. We review every founding application personally.

Common Questions

Things operators ask before signing up.

If your internet drops, Alfred continues working as a standard thermostat while it tries to reconnect. Your heating doesn't stop. It just can't see your bookings until the internet is back. Then it picks up where it left off, on its own.

Alfred works with any heating system that uses a standard thermostat: gas boilers, oil boilers, electric heating, and heat pumps. It supports both wired and wireless installations, all in the one thermostat. If your current system has a thermostat, Alfred can replace it.

Most operators install Alfred themselves in about 15 minutes per zone. It replaces your existing thermostat, wired or wireless. We provide step-by-step instructions and video guides. If you're not comfortable with the install, we'd recommend getting a qualified professional to fit it for you.

Yes, and there's nothing to learn. If a cleaner or early guest arrives at an empty property and it's cold, they just turn it up on the thermostat like normal. Alfred treats that as a timed override: it warms for a set window, then automation quietly resumes, so nobody has to remember to switch it back. Once a guest is actually checked in, a change they make simply sticks: they keep full control. No extra interface or login needed.

Alfred reads your full booking timeline, not just the next check-in. For back-to-back bookings, it maintains comfort between guests rather than dropping to standby. It only reduces heating when there's a genuine gap between bookings.

Yes. Your first 30 days of Alfred's subscription are free, starting from your first purchase. To be straight with you: that's the subscription, not the hardware. The one-time hardware charge is taken at checkout like any other order. If Alfred isn't earning its keep by the end of the month, cancel and you've paid nothing for the software.

You have 30 days from delivery to send it back for a full refund, no reason needed, and we cover the return postage. That sits on top of your statutory 14-day right to cancel a distance purchase, which we can't and don't reduce.

Every Alfred is covered for 12 months from the day it first comes online at your property. Report the fault from your dashboard and we ship a replacement free. A cleaner or managing agent can raise it too, so nobody's waiting on you to be at a laptop.

Your heating keeps running. A failed payment pauses the automation, not the heat: the property holds its setback temperature, frost protection stays on, and the thermostat works as a normal thermostat. The moment the payment clears, automation picks up again on its own. We never hold a property's heating to ransom over a card.

No. Alfred is month-to-month. If it doesn't save you money, cancel anytime. The hardware is yours to keep. We earn your business every month.

It's a model-based estimate, not a measured field result. We take your occupancy rate, assume heating runs at comfort temperature whenever a property would otherwise sit empty, and credit Alfred with recovering most of that vacant-period heating, with frost protection still running underneath. At a typical 48% occupancy that works out to around 39% of the heating bill, but it's only an estimate: it varies with your occupancy, gap lengths between bookings, and local climate. Lower occupancy means more empty hours to eliminate, so those properties tend to save more. That's why Alfred is month-to-month: it pays for itself or you cancel.
